Our H/A board approved window and door replacements for two board members/homeowners and one other homeowner who is not a board member. The designs of the doors & windows for these 3 units are very different from the existing ones in our 8 other units. I was told that the board could do this; there is nothing in our CC&Rs that says the exterior integrity or look of the building must be maintained. (One even has green window panes.) What recourse do other homeowners have to regain the uniform look of the building exteriors once individual homeowners have made these changes?
We have 385 units and have full amenities. We are facing a big problem with homeowners and renters installing TV dishes and antennas on the roof and on side walls, damaging the roof and common walls. My question is about regulating the installation of the dishes on the roof and common areas. Does the Board have the right to tell where a homeowner can install the dishes on the roof and impose monetary fines on those who do not follow the set guidelines? Secondly, how does the Board work with the local Direct TV and Dish Network providers to agree to localize the installation of dishes on the roof or common areas?
One of the key factors in my purchase of this condominium was the private entrance. It is private because it is surrounded by 4 trees that provide shade and privacy. Our HOA has given me a one week notice that they are going to cut down those trees because the roots are uplifting part of a sidewalk that runs between the buildings. I don't want them to cut down these trees without replacing them with trees that will, at least, grow into the shade trees that I have now. Do I have the right to stop them from cutting down these trees if they do not plan on replacing them?
Can a board limit the number of units any one person or group of persons can own within the complex? If a community association cannot prevent a person or group of persons from owning multiple units, can the association's governing documents can be amended to limit the number of votes such owner(s) have?
