The General Manager is responsible for the day-to-day operations of a Wilshire-corridor building association and provides senior level management, supervision, and support to all employees, vendors, and contractors under the direction of the Board of Directors. The General Manager is responsible for overseeing and managing all administration, maintenance, access control, financial and accounting, insurance, legal, and business affairs of the Association.
The Wilshire Regent is a 23-story, 208-unit luxury residential condominium building located on the prestigious Wilshire Corridor in Westwood. The amenities include a large 6th-floor pool deck, spa, fitness center, guest rooms, conference rooms, large party room with kitchen, and private individual offices. The annual operating budget is $3.1 million.
The right candidate for this position will be eligible for an annual salary as high as $130,000 plus an annual performance-based bonus. The package also includes medical benefits as well as vacation time commensurate with experience.
ESSENTIAL RESPONSIBILITIES
Reporting to a five (5) member Board of Directors, prepare Board meeting agendas and Board packets, attend Board meetings and Annual meetings, prepare Board meeting minutes, implement all Board decisions and act as the Board liaison to the Committees. Prepare Association reports and correspondences, and ensure Association and homeowner compliance with the rules and regulations and governing documents of the Association and California law.
Responsible for the day-to-day administration, maintenance, and operation of the Association. Identify and address all operational issues; monitor and assure quality and cost effectiveness of the Association services and infrastructure; ensure the Association is at all times in compliance with all State and City requirements, including Fire/Safety regulations, building codes, and CALOSHA requirements. Extensive knowledge of high-rise building mechanical systems is required.
Responsible for staff supervision of eighteen (18) Association in-house employees, including an assistant manager, maintenance, housekeeping, and valets, as well as oversight of the third-party front desk officers, independent contractors, vendors, and service personnel. Maintain adequate and efficient staffing. Provide staff training, development, recruiting, hiring, performance appraisals, and promotions to cultivate first-class service for the residents and guests of the Association.
Provide clear communications to residents to ensure all CC&R’s, Bylaws, and Rules and Regulations are understood and adhered to by all Owners and their guests. Oversee new homeowner orientations to promote their understanding of their duties and responsibilities as a members of the Association. Promote a positive community climate of mutual respect for all.
Prepare and distribute the Annual Budget Packet including the reserve study, oversee the
preparation of the monthly financial statements, and assist with the year-end annual financial review. Process employee payroll, maintain personnel records, ensure the timely payment of all accounts payable, and maintain all appropriate books and records of the Association. Obtain proposals and negotiate with vendors for the best possible terms, and make recommendations to the Board of Directors.
QUALIFICATIONS

• Minimum of five years successful experience as a community manager in a high-rise building
• Possess and maintain current certifications with CAI and/or CACM
• Ability to multitask and maintain composure
• Excellent verbal and written communication skills

• General knowledge of and understanding of Association financials
• Familiarity with the BuildingLink integrated property management system
• Fluency in the engineering issues facing a 60-year-old high-rise building
• Professional appearance and extreme level of integrity

• Ability to interface well with diverse residents and staff
• Must maintain on-site office hours Monday through Friday and be otherwise available by telephone for emergencies
